In an effort to better serve our customers and to better inform the homeowner of their responsibilities regarding all material ordered for the improvement of their home, WCS sends out Materialmen’s Notices as part of the routine of conducting our business.

This notice does not reflect upon the credit of the contractor but to comply with the laws of the State of Washington.
These notices are sent by us on all jobs where we furnish the material.
We send the notices out to all of our customers to let you, the homeowner know that there is a material supplier that needs to be paid also.
We expect to be paid by the contractor who ordered the material for your job, but if we are not paid, we have the right to file a construction lien against your property.
Your contractor and your construction lender are required by law to give you written information about lien claims. Ask for them if you have not received it.

OPTIONS THAT CAN BE TAKEN TO AVOID A LIEN ON YOUR PROPERTY
There are several methods available to protect your property from a lien and you as a homeowner from paying twice. The following are two of the more commonly used methods.

Dual Payee Checks (Joint Checks): When paying your contractor for services or materials, you may make checks payable jointly to the contractor and the firms furnishing you this notice.

Lien Releases: You may ask you contractor to provide lien releases signed by all the suppliers and subcontractors from whom you have received this notice. The lien release would release all obligations, claims or right of lien for professional services, materials or equipment. If they cannot obtain lien releases because you have not paid them, you may use the Dual Payee Check method to protect yourself.
